SmartLet will attend the property to meet the Tenant(s) immediately before they move in at an agreed time. The Clerk will take the Tenant(s) through the Inventory document and discuss any relevant issues, noting these comments on the document in the "Tenants comments" column.

This procedure allows for discussion with the Tenant(s) and reconciles the findings of the Clerk with the expectations of the Tenant(s), thereby confirming the contents of the Inventory on the day of Check-in.

The Tenant(s) are asked to sign the Check-in Declaration form agreeing the Inventory document (including any comments they may have added), thus creating a binding record of the property's condition and contents.

During the Check-in the Clerk will also test and record the keys provided to the Tenant(s), record all electrical and gas appliances, position and readings of meters, and any specific items requiring immediate attention.

The Clerk will also compile a "Summary of Cleanliness" which condenses the cleanliness as found on the day of Check-in and is directly comparable to a matching summary which will be compiled at Check-out.

The original copies of the Inventory and signed declaration are provided to the Agent/Landlord after Check-in, and an electronic copy of these documents and the Check-in report are uploaded to your online account within 24 hours, further copies of which may be printed by you at any time at no additional cost.
